Acquisition Criteria
Celebrating 35 years in Real Estate investing, the Tomblin Family has gained an immense amount of knowledge and experience which enables Tomblin Realty Group to analyze and make select purchases, as well as, invest in a wide range of Real Estate from raw land to multi-family opportunities. Tomblin Realty Group will review but not limit themselves to the following criteria for acquisition:

  • Brokers and Finders of investment opportunities are protected.

  • All of Southern California and Phoenix, Arizona Metropolitan Areas. Would additionally consider Value Added projects in Northern California, State of Nevada, and Southern Arizona counties.

  • Multi Family Residential (Apartments) of any size, any location and in any condition that has Value Added Opportunities.

  • Single Family Residencies (SFR) from one property to large SFR development tracts which are under entitlement, entitled, under construction or finished development with partial sales.

  • Condominium Development and Condominium Conversion properties which are under entitlement, entitled, under construction or finished development with partial sales.

  • Planned Area or Planned Unit Developments which are under entitlement, entitled, under construction or finished development with partial sales.

  • Senior and Workforce Housing Rental and For Sale Communities which have Value Added Opportunities and are currently built or are under entitlement, entitled, under construction or finished development with partial sales.

  • Mobile Home and Recreational Vehicle Communities with Value Added Potential in all Phoenix Metropolitan Areas, Southern Arizona Counties and Nevada. Additionally, we would consider Communities under entitlement, entitled, under construction or finished development with partial spaces filled.

  • Office and Retail with Value Added potential and turn around assistance needed. Additionally we would consider Office and Retail which are under entitlement, entitled, under construction or finished development with partial sales.

  • Large Acreage of Raw Land for recreational use as well as future development potential. All Western States Considered.

  • Discounted performing and non performing loans on all of the above property classifications. Would buy individual loans and bulk portfolios from institutional lenders as well as individual private lenders and broker servicers.

Depending on the complexity of the transaction, we would purchase and close the transaction either all cash, cash and new loan, cash and assumption of loan, or cash with an AITD. Closing time on apartments and SFR built projects, again depending on complexity of transaction, would be fourteen (14) to thirty (30) calendar days. Some transactions may require additional time. Bulk Transactions and Development Projects closing times would be on a case by case basis, but would have very short due diligence time periods as well as a closing time.

We pride ourselves on the long term relationships we form with our Brokers and Finders of investment opportunities, therefore we wish to reiterate that all Brokers and Finders commissions and or fees will be protected as allowed by applicable laws. Additionally, although we would not allow this to stand in the way of an opportunity, we will ask to use members of our Escrow and Title Insurance teams.
